MorelandConnect LLC (“Moreland”) is pleased to provide this Arrangement Letter (“Agreement”) confirming our consulting services (the “Services”) to assist Lyon LLC (“Lyon”) in taking an AI assisted bid takeoff and quoting assistant from working proof of concept to production, and in operating it thereafter (the “Project”). This Agreement supersedes Moreland’s prior Lyon proposal materials shared in July 2026.
Background
Lyon’s Division 10 wins spec driven bid work on product breadth, engineering depth, and service, but producing an estimate is slow: 20 to 30 minutes in Olympus for a simple locker job, longer once a bid set has to be counted by hand off the architect’s drawings, and a 17-page quote at the end when customers want one page.
Before proposing this engagement, Moreland built a working proof of concept against a real Lyon Division 10 bid package. Reading the scanned spec and plans as received, it produced the same takeoff Lyon’s estimator reached by hand (70 frames, 140 openings, 7 ADA lockers, correct locker type) and flagged the items an estimator would have to resolve before quoting, including a spec versus plan height conflict and the ADA count the plans omit.
What the proof of concept is not yet is a production system: it is validated against one project, priced against product data Moreland pulled from lyonworkspace.com rather than from AS400, and running in a development environment rather than in an estimator’s hands.
This Agreement funds that gap and what follows it, as a single continuous engagement rather than a project with an end date. Moreland staffs the build to get the assistant production ready, then steps down to a steady state fee to host, support, and keep extending it, with the goal of taking on more of what Olympus does today over time.
