The Payne & Tompkins Great Space Experience Phase 2 Design & Planning Meetings: Once this document is signed, we will mutually coordinate recurring Design & Planning Meetings. For the drawings, 1-2 sets of revisions are typical as drawings are introduced and revised. Concurrent with these meetings, your project team will update you, periodically, on any allowance or cost reconciliations as decisions are made and impacts to the budget or schedule for any significant changes. These meetings will continue until design and selections are complete, and may include; Interior materials selections Exterior materials selections Plumbing and Lighting selections Floorplans, electrical layouts, and structural engineering Interior trim and finish details to complete the overall specifications. We will produce detailed drawings of the built-ins, fireplaces, and any other trim items with corresponding material schedules. 3D Renderings and interior elevations (exterior elevations as required) will be presented. Site & Permitting Analysis: Concurrent with the Design & Planning meetings, we will work with you and the municipality on an necessary site assessment, any necessary variances, Architectural Review Board, Homeowners Association, or permitting requirements. Trade Walk: When design drawings are substantially completed, a meeting at the site will be scheduled with the project team and trade partners to discuss work to be done in detail. Your project will be hard quoted by our trade partners. Final Drawings & Estimate: It will take approximately two to four weeks after design meetings are complete for your designer to complete your final set of drawings and your project developer to finalize the contract price. The drawings include: existing plans demolition plan new floor plan electrical plan detailed kitchen or bath plans elevations 3d views and material schedules Contract Pricing: Client supplied materials need to be approved prior to contract and the associate

The Payne & Tompkins Great Space Experience Phase 1 The Payne & Tompkins Great Space Experience BUILDERTREND: Once this document is signed, we will commence the project by creating your unique Buildertrend online portal (the web portal we use for all financial, scheduling, and final documentation information for your project). Buildertrend will also set up the process for the deposit delineated below. Your project will be pulled by a project team on a first in/first out basis within the queue. You will receive a bi-monthly update regarding pull timing and when your team will contact you. MATTERPORT: While the project in queue, we often begin gathering information on permitting and may also request access to schedule a Matterport scan of your home, which is a highly detailed 3D photo scan of your home that also measures all the spaces for the creation of ‘as-built’ drawings. YOUR TEAM: On most projects, the project team consists of the below team (not all projects have all of the below). You team will reach out to you to schedule an initial walk-through and meeting at your home to review your project goals and to onboard our team onto your project. Project Lead – The initial point of contact for your project Project Development Coordinator – Works on initial project planning, plan creation, and permitting. Interior Designer – Assess design problems, creates the solution, prepares drawings, and leads through all materials selection and design. Architect – If need be, an architect may also be a part of the project team and project creation. Project Developer – This teammate is the hub of communication on a project and handles all pricing, scope writing, and project organization. Project Manager – This teammate is onsite during your project managing trade partner and supplier communication, the schedule, and quality control.
