Executive Summary
NuCo Services is positioned to lead a market segment that is poorly served by existing tools — renovation-loan inspection and draw management across FHA 203(k), Fannie Mae HomeStyle, and Freddie Mac Choice products. Today, that work runs on a chain of disconnected applications, and the partners themselves carry most of the report writing and quality control. The result is a high-quality service the market wants more of than NuCo can deliver.
This proposal describes a platform that automates the workflow from order intake to seven-year archive, with AI assistance across defect identification, narrative generation, cost estimation, and quality control. It is built to support five entities — Renovation Lenders, an Inspector network, Contractors, Borrowers, and Appraisers — and is designed from day one to extend into adjacent verticals NuCo has named, including home inspections, commercial renovations, and construction-to-perm.
We recommend a phased engagement that de-risks the investment and produces value at each step:
Discovery — 4 to 5 weeks, fixed fee. Produces a validated architecture, a fixed-price Phase 1 statement of work, and an AI feasibility readout.
Phase 1 (MVP) — the platform NuCo described in the Software Outline Phase #1 document, structured to ship in approximately six months. Relieves the manual-report bottleneck and lets NuCo onboard additional lenders.
Phase 2 and beyond — the full Comprehensive Software vision and subsequent vertical expansion. Scoped and priced at the end of Phase 1, when the data needed to plan precisely is in hand.
